Zoning
Zoning Districts / Uses
Harborcreek Township’s zoning ordinance and zoning district map regulates land use and structure placement to protect the health, safety, and welfare of residents and businesses. The ordinance is intended to promote practical community development by preventing overcrowding and unhealthy conditions by regulating lot sizes, building height, setbacks, density of population, parking, and signage. A common sense approach has been practiced by the Board of Supervisors in adopting regulations.
Harborcreek Township has 13 zoning classification (click on a classification link to see the permitted uses).
- Agricultural – farming
- Rural Residential – low density family living and farming
- R2A Residential – medium density family living
- R2B Residential – strictly single family
- R3 Residential – high density
- Village – historic mixed use of small scale commercial and residential
- Lakefront – unique development of commercial and residential
- PRD Planned Residential Development – unique and creativity of residential subdivision
- B1 Business – Business corridor (Buffalo Road)
- B2 Interchange Business – serves the traveler along Interstate 90 along with light industrial
- I Industrial – heavy commercial activities
- R4 College Related Residential – mix use of residential and commercial to accommodate the needs of the college
- PU Public University – mix use of college uses and single family living

The Zoning Department is available to assist you with your needs regarding your property. The Zoning Administrator also assists in the subdivision and land development process, works closely with developers/businesses, provides assistance to Board of Supervisors, Planning Commission, and Zoning Hearing Board, reviews and issues zoning permits, temporary use certificates, assists with conditional use applications, home occupations, special exceptions, and petitions for rezoning. The administrator also recommends amendments to the zoning, subdivision & land development, and other related ordinances to the Board of Supervisors, maintains all zoning related files and permits, maps and data regarding property in the township, issues new addresses to ensure it coordinates with public safety, and assists property owners with FEMA’s Flood Zone concerns.
